3BHK vs 4BHK — size and layout
A 3BHK needs three bedrooms that meet ventilation and a living that is not a leftover corridor. That usually starts at 1200 sq.ft and is comfortable at 1500 sq.ft. A 4BHK needs a fourth bedroom without collapsing the living — 2000 sq.ft is the compact start; 2400 sq.ft is roomier.
Do not pick 4BHK on 1200 sq.ft. The package rate does not shrink rooms into compliance.

Plan notes for 3BHK and 4BHK
3BHK: stack two toilets on one wet wall, keep the third bedroom on the quieter face, and leave stair space if a first floor is likely. 4BHK: put the fourth bedroom on a rear corner or as a first-floor room so the living stays whole. Approval is still Chennai Corporation ₹100/sq.ft — not inside the package.
