First floor rates — 90% of packages
Ground-floor packages are on the construction cost per sq.ft in Chennai page. Upper floors use 90% of those four rates:

Structural check on an old house
A house designed only as ground floor was not detailed for another slab. Before you pour, a structural engineer should review columns, foundation and the existing roof. A new G+1 drawn as one frame already carries the upper floor — that is a different case from jacketing an old house.
Soil and as-built drawings decide the check. We do not invent a “check fee %” on this page.
Column jacketing cost
If the check says columns need strengthening, column jacketing is ₹8,000–18,000 per column (GharKaBudget, Jul 2026). Count only the columns the engineer marks — not every column in the house by default.
