M sand, P sand and river sand rates in Chennai (Oct 2026)
1 unit of sand is 100 cft ≈ 2.83 m³ ≈ 4.5 tonnes. The table below is the Chennai set checked on 15 Oct 2026. It is not a quote. M sand and P sand below are loading-point rates — the truck charge depends on the pin code, so this page does not turn them into a single “delivered Chennai” number.
| Type | Ex-yard / loading | Delivered Chennai | Per cft / tonne |

M&B Chetty river sand, 6 Oct 2026 (₹9,407/unit delivered in Chennai, before 5% GST; about ₹9,877 with 5% GST). Government quarry rate: GO dated 6 January 2022. A dash means that cell was not on the October lists.

1 unit river sand price in Tamil Nadu (government rate)
The last government order we can cite still fixes quarry river sand at ₹1,000 per unit (GO dated 6 January 2022, reported by The New Indian Express). Transport from the depot is extra. TNsand’s public pages, checked on 15 Oct 2026, did not show a later unit price, so this page is not treating ₹1,000 as a freshly confirmed October booking total.
Private retail river sand in Chennai is a different product and a different price. M&B Chetty’s list confirmed on 6 Oct 2026 is ₹9,407 per unit delivered in Chennai, before 5% GST (wholesale ₹9,020 plus about ₹387 delivery). With 5% GST that is about ₹9,877. The same list, still before GST: Avadi ₹9,450, Tambaram ₹9,687, Sriperumbudur ₹9,816. If a contractor quotes “govt sand at retail river-sand money”, ask for the TNsand booking slip.
M sand remains the default structural sand on our Chennai sites because the ex-yard unit is priced and available. Use river sand only where the drawing or the finishing spec asks for it, and budget the retail delivered rate — not the ₹1,000 order — unless you have a confirmed TNsand allotment plus a written freight quote.
How much sand for a 1000 sq.ft house?
A working thumb rule is 1.8 cft of sand per sq.ft of built-up area (foundation, RCC, masonry and plaster together). For a 1000 sq.ft house that is 1,800 cft = 18 units.
| Built-up | Sand @ 1.8 cft / sq.ft | Units (100 cft) | Cost using verified rates only |
|---|---|---|---|
| 1000 sq.ft | 1,800 cft | 18 units | ₹99,000–1,04,400 ex-yard at ₹5,500–5,800 / unit, plus transport |
| 1500 sq.ft | 2,700 cft | 27 units | ₹1,48,500–1,56,600 ex-yard M sand, plus transport |
| 2000 sq.ft | 3,600 cft | 36 units | ₹1,98,000–2,08,800 ex-yard M sand, plus transport |
House totals use the mid-October ex-yard M sand band only (₹55–58 / cft). They do not include transport or site wastage. No October bulk-discount band was published on the lists we checked, so none is applied here.
For the rest of the material ticket — cement bags and the full sq.ft rate — use the cement price in Chennai page and the house construction cost calculator.
We buy M sand against the drawing quantity and the load table above — not a verbal “four lorries”.
